Lithia Springs is a separate unincorporated community and town east of Douglasville, in Douglas County, with its own ZIP (30122) and its own school cluster (Lithia Springs Elementary and Lithia Springs Comprehensive High). This page serves the Douglas County side only, stated plainly. Much of Lithia Springs is in Cobb County, and this page does not claim that side. It also does not claim Lithia Springs as Douglasville; Douglasville pages say only “toward Lithia Springs” and stop.
The geographic justification is the shared eastern corridor: Lithia Springs is the immediate eastern neighbour on I-20, and the Thornton Road, Sweetwater Creek and Riverside Parkway geography overlaps the Douglas County service area. The commuter-first character shapes the work: apartment communities along Thornton Road and Hospital Drive, an Amazon distribution centre and I-20 logistics employers, and an Xpress park-and-ride. That makes the landlord, property-manager and apartment-roof angle the strongest one on this page, rather than single-family owner-occupier copy borrowed from a Douglasville subdivision. See commercial roofing and roof maintenance for that scope.
Older stock predominates in the school-zone lists read: Anna Bella Estates (1963-1971, median $250,000-$299,500 by snapshot), Aspen Woods (1959-1966), Beechwood Hills (1968-1971), Bearden Place (1970-1991), Brookstone (1984-1986) and Leisure Acres and Knots Landing, with newer pockets such as Beulah Ridge (2019) and Bearden Crossing (2007-2024, listed under Douglasville in one list, a boundary ambiguity we do not resolve by assertion). The median home price is a wide $210,000-$310,000 source range, not a tier. Roof material is unpublished at town level, and the 1950s-1980s predominance supports only an inference about re-roof cycles, labelled as such. A roof inspection here starts with age and access, not with a material guess.
Shared storm context, told from the Lithia Springs side: Sweetwater Creek park-edge storm history is shared with east Douglasville, county-level warnings name Lithia Springs alongside Douglasville, and the 21 September 2009 flood worst-areas list includes Lithia Springs at county level. No per-town damage claim is evidenced, so none is made. The boundary-blur warning is trust content in itself: Douglasville mailing addresses, the Thornton Road profile, Sweetwater Creek State Park and WellStar Douglas Medical Center on Hospital Drive, placed in Lithia Springs by one source, all blur the boundary in search results. This page explains the Douglas County / 30122 versus 30134 and 30135 mailing distinction rather than exploiting it. Nearby, see Downtown Douglasville and Arbor Place, or return to the home page.
